How to choose a vapor barrier

Thickness gets all the attention and seams decide the outcome. The most common reason a DIY vapor barrier underperforms is not thin plastic — it is overlapped sheeting that was never taped, and edges that were never sealed to the wall.

Thickness gets all the attention in this category, and seams decide the outcome. A 20 mil barrier with untaped overlaps and a loose edge at the wall moves less moisture than a 12 mil barrier that was sealed properly. Buy the thickness that survives the traffic your space actually gets, then spend the $60 – $180 on tape and wall termination that makes the sheeting behave like one continuous surface.

What actually decides this purchase

Four specifications separate a barrier you install once from a barrier you install twice.

Thickness (mil)

6 mil is a builder-grade minimum that tears easily. 12–20 mil is encapsulation grade and survives being crawled on. The difference in material cost is far smaller than the cost of redoing it.

6 mil sheeting is what builders roll out because it satisfies the letter of the code at the lowest possible material cost. It survives being unrolled and very little else. The step from 6 mil to 12 mil adds roughly $100 – $200 across a typical crawl space, while redoing a torn barrier costs a full weekend plus the material a second time.

Reinforcement

String-reinforced sheeting resists puncture and tearing dramatically better than plain poly, which matters anywhere you will ever crawl or store things.

The reinforcement is a woven scrim laminated between two layers of film, and you can see the grid when you hold a sample up to the light. It changes how the sheeting behaves when a knee, a storage bin or a plumber lands on it: plain poly propagates a tear across the whole sheet, reinforced sheeting stops it at the strand. Anywhere you will store things or ever crawl again, this is the specification that decides how long the job lasts.

Seam tape compatibility

Unsealed seams are the single most common reason a DIY barrier underperforms. Buy tape made for the barrier you chose.

Match the tape to the film. Butyl tapes bond aggressively to smooth poly and stay flexible in cold ground temperatures; general-purpose acrylic tapes cost less and release sooner on dusty or cool surfaces. Overlap seams by at least 12 inches, wipe the bond area clean, and press the tape down with a roller rather than a thumb — an unrolled tape line looks sealed and is not.

Class A fire rating

Some jurisdictions require it for exposed sheeting in a crawl space or basement. Worth checking your local code before ordering.

Codes vary by jurisdiction, and the question is usually whether the sheeting is left exposed in a space with mechanical equipment in it. Class A rated material carries a small premium and is stocked in 20 mil more often than in 12 mil. A ten-minute call to your building department before ordering is cheaper than discovering the requirement during an inspection.

When the right purchase is nothing

A dry, well-drained crawl space that measures under 55% relative humidity needs nothing. Buy a $15 – $30 hygrometer, leave it in the space for two weeks across a humid stretch of weather, and read it. Some crawl spaces over well-drained soil in a dry climate simply sit in the low 50s year-round, and a barrier changes a number that was already fine. That two-week reading is the cheapest step in this whole project and it is the one most often skipped.

There is a second case where buying is the wrong move, and it is more urgent than the first. Standing water or visible mold has to be resolved before anything gets sealed. A vapor barrier slows moisture arriving from the soil as vapor. It does nothing about liquid water entering from a failed downspout, a high water table or a plumbing leak, and laying sheeting over an active water problem traps that water underneath, against your joists and subfloor, where you can no longer see it. Get the water source fixed first — grading, gutters, a perimeter drain, a sump — and then seal the ground.

Signals that the water comes first: a damp or muddy surface after rain, a tide line on the piers, rusting duct straps, or a musty smell that strengthens within a day of a storm. Crawl space waterproofing covers what fixing that actually costs.

Installing it yourself, step by step

This is one of the more realistic DIY jobs in the foundation category: $500 – $1,500 in materials and a long weekend, against $1,200 – $4,000 installed. It is also genuinely unpleasant work in a confined space, so plan for a helper outside the hatch and a respirator, knee pads and a headlamp for whoever is inside.

  1. Clear and prepare the ground. Remove debris, construction scrap and any sharp rock that will puncture sheeting from below. Rake the surface roughly level so the barrier lies flat rather than bridging over voids.
  2. Measure and cut outside. Cut sheets to length in the open, allowing a 12 inch overlap at every seam and 6 – 12 inches of run up the wall. Cutting inside a 30 inch crawl space costs more time than the material you save.
  3. Lay the floor sheeting. Work from the far corner back toward the hatch so you never crawl over material you have already sealed. Cut neatly around piers and leave a collar of material to tape against each one.
  4. Tape every seam. Wipe the overlap clean, apply seam tape down the full run, and roll it. This is the step that decides whether the barrier performs, and it is the step people abbreviate at hour six.
  5. Terminate at the walls and piers. Run the barrier up the foundation wall, seal it with the adhesive supplied, and hold it mechanically with termination bar or masonry fasteners. Leave the top few inches of the wall exposed if your inspector wants a termite inspection gap.
  6. Read the humidity again after two weeks. The hygrometer tells you whether the ground was the whole story or whether the space also needs a dehumidifier.

Vapor barrier or full encapsulation

These are different products sold with overlapping vocabulary. A vapor barrier is ground sheeting. It slows moisture rising out of the soil, which is often the largest single source, and it runs $1,200 – $4,000 installed.

Encapsulation is a system: barrier on the floor and up the walls, every seam taped, the vents sealed, and a dehumidifier sized for the space keeping the air at a target humidity. It runs $3,200 – $9,500, or roughly $3 – $7 per square foot. The reason for the price gap is the last component. Sealing the vents removes the space's ability to dry itself by air exchange, so a mechanical dryer takes over that job. A crawl space dehumidifier is $1,300 – $2,800 installed and is what makes an encapsulated space stay in the 45 – 55% range through a humid August.

Choose the ground barrier when the space is dry, vented and simply damp underfoot. Choose encapsulation when humidity stays high through the summer, when ductwork or storage lives down there, or when the floor above runs cold and clammy. Reading a contractor quote against this

A quote that says "encapsulation" with no dehumidifier line item is a vapor barrier with better marketing. That single check separates most of the bids homeowners send us. Three more worth making before you sign:

  • Mil thickness in writing. "Heavy duty liner" is a description, 20 mil reinforced is a specification.
  • Wall termination and seam treatment named separately. These are the labor-heavy parts, and a bid that omits them is bidding a different job than the one next to it.
  • Drainage handled before sealing. If the space takes water, the quote should say how that stops, not only how the ground gets covered.

Priced per square foot, the same three contractors will land within a fairly narrow band once you have forced all three to quote the same scope. Getting them onto that shared scope is most of the work, and it is worth an evening.
