Start with what the wall is doing
Foundation wall repair runs from $350 to $40,000, and the spread has almost nothing to do with how alarming the wall looks. It is set by one question: is the wall holding still, is it leaking, or is it moving. Three states, and each one has its own short list of methods and its own order of magnitude.
Holding still means cracks that hold their width across a full season, faces flush, floor above level. Repair here is optional and cosmetic, and the honest figure is often $0. Leaking means water is using a path through the wall — one crack, a run of mortar joints, or the wall-to-floor joint. That is a water-management bill, from $350 for a single injected crack to $2,300 – $7,500 for a drainage system. Moving means the wall is deflecting inward under soil pressure or shifting with settlement below, and it is the only state that reaches five figures.
Two free measurements sort you into a state. Mark the ends of every crack with a pencil and a date, then re-check after a wet season and a dry one. Run a taut string floor to ceiling against the wall, note the largest gap at mid-height, and repeat in six months. A wall that returns the same numbers twice is holding still, whatever it looks like. Most homeowners belong on a lower rung than the first quote suggests, because quotes arrive from the state a contractor is equipped to treat: a waterproofing company reads a wall as leaking, a structural company reads the same wall as moving. Deciding the state yourself, with a string line and two dates, is what makes three bids comparable.
The unit prices behind those totals
Wall quotes arrive as one number per wall. Dividing that number by the count of straps, anchors or beams proposed is the fastest way to see whether two bids differ on price or on design.

A wall that is holding still, or simply leaking
A dry vertical crack narrower than 1/8 inch with both faces flush is shrinkage from the year the concrete cured, and it needs a pencil mark and a date rather than a contract. That is the most common finding on this page and the cheapest correct answer in the category. Where you want the wall tidy, a tub of hydraulic cement at $15 – $40 fills a dormant crack honestly, as long as everybody agrees it is cosmetic work.
Sealing earns its price when water or soil gas is using the crack, or before you finish the basement and lose access to the wall forever. Polyurethane injection at $350 – $900 per crack stays flexible enough to tolerate seasonal movement; epoxy is the stiffer choice where an engineer wants the section bonded. A DIY kit at $60 – $150 does real work on a reachable crack in a poured wall.
When water arrives at several joints at once, or across the wall-to-floor joint after every heavy rain, the wall is reporting a drainage condition rather than a defect. Start outside: downspout extensions and regrading cost $100 – $600 and resolve a meaningful share of chronic basement water on their own. An interior drainage system at $2,300 – $7,500 is the answer once the water table itself rises above your slab, and that conclusion is worth reaching after the cheap fix rather than before it.
When the wall is moving
Inward deflection comes from lateral pressure — saturated clay that swells, frost, tree roots, or a vehicle or new patio loaded too close to the wall. Both methods below hold the wall against that pressure, and both last longer once the water outside is corrected.
Carbon fiber straps at $400 – $800 each are epoxy-bonded to the inside face and stop further inward movement. They sit flush enough to drywall over, install from inside in a day, and suit deflection under about 2 inches. A typical wall takes 5 – 9 straps, so $2,500 – $7,000.
Wall anchors at $700 – $1,900 each run a rod from an interior plate to a plate buried out in the yard beyond the failure plane. Because the rod can be tightened a fraction of a turn each season, anchors often recover part of the movement over a few years, which no bonded system does. They need open, diggable ground on the outside, and that requirement is what rules them out more often than price does.
Whichever method the wall calls for, pair it with the drainage work. Bracing a wall while saturated soil keeps pushing means the hardware carries a load that never had to exist.
Steel I-beams, which most guides skip
Steel I-beams at $500 – $1,200 each are the third structural option, and they are the answer to a specific constraint: the wall has moved past carbon fiber range and the yard cannot be dug. A zero-lot-line house, a driveway or patio tight against the foundation, a neighbor's fence on the property edge, a mature tree over the anchor line — any of those rules out anchors and leaves beams as the interior-only route to mechanical restraint.
Here is how they work. Vertical steel sections stand against the inside face of the wall, roughly 5 – 7 feet apart. The bottom seats in a pocket cut into the slab or bears on a bracket fixed to the footing, so the thrust goes into the floor rather than into thin concrete. The top bolts to the floor framing above, and that connection is the part worth asking about: the joists have to take a horizontal push, so where they run parallel to the wall the installer adds blocking or a continuous rim member to spread the load across several of them. A beam bolted to a single parallel joist sends soil pressure straight into one piece of lumber designed for floor load alone.
Some systems use an adjustable head with a threaded screw jack, which lets the installer take up a quarter turn each season the way an anchor is tightened and recover a little of the movement. Fixed beams hold the wall where it stands and claim nothing beyond that.
The trade-off is space: beams project into the room by several inches at regular intervals, so framing a finished basement around them costs more than drywalling over flush straps. Two questions make a beam bid readable — how many beams at what spacing, and how the top connection distributes into the floor framing. Permits at $75 – $400 apply to beam work in most jurisdictions, and a bid that omits one is worth a question.
Rebuilding a wall is rare, and worth a second opinion
Excavating and rebuilding a foundation wall costs $20,000 – $40,000, and it is the single most oversold recommendation in this category. It belongs to a genuinely small set of walls: courses displaced far enough that the wall has lost its load path, block crumbled or spalled until the units no longer carry, or movement past the point where restraint can hold what remains. Most walls that look alarming — a visible bow, a long horizontal crack, a stair-step running the length of the block — can be stabilized for a fraction of a rebuild.
So when rebuilding is on a quote, treat it as a claim that needs evidence. Ask what specifically has failed in the wall material, why restraint has been ruled out, and what the engineer's report says about remaining capacity. Then buy an independent structural engineer at $450 – $600 and ask the same questions again. That is the cheapest line item on any five-figure quote, the engineer sells nothing afterward, and on a rebuild recommendation it routinely comes back with a smaller scope.
Where a rebuild is genuinely required, price it as a whole project rather than a wall: shoring during demolition, excavation and spoil handling, the new wall, new drainage and backfill, and reinstating the landscaping and any concrete above it. Cosmetic restoration inside at $1,000 – $5,000 is usually excluded, so confirm it in writing.
