First: measure whether you need this at all
Buy a hygrometer for about $15, leave it in the crawl space for two weeks, and read it. Relative humidity consistently above 60% means encapsulation earns its price. Consistently under 55%, with dry wood and no musty smell in the rooms above, means the space is doing its job.
A sales inspection will recommend encapsulation either way. Your hygrometer is the better witness, and it costs less than one percent of the job.
How this calculator works
Barrier material and labor are priced per square foot. Where the barrier runs up the walls — anything above builder grade — the covered area grows by roughly 25%, which is why a quote can exceed a straight floor-area calculation without anyone padding it.
Everything else is itemized separately and deliberately. The dehumidifier especially: a barrier alone slows ground moisture but does nothing about humid air, so a bid labeled "encapsulation" with no dehumidifier line is a vapor barrier with better marketing. Seeing it priced on its own lets you check.

Vent sealing and the dehumidifier are not optional if the goal is encapsulation rather than a vapor barrier. Drainage, a sump and mold remediation apply only where the conditions call for them — and where they do, they come first. Sealing a crawl space over standing water or active mold traps the problem against your framing.
The order the work has to happen in
- Fix the water. Grading, downspouts, drainage, a sump if needed.
- Remediate mold and remove debris. Old barrier, fallen insulation, standing water.
- Let it dry. Sealing a damp space locks the moisture in.
- Install the barrier across floor and walls, taping every seam.
- Seal the vents and any other outside air path.
- Add the dehumidifier and, if you want the energy return, insulation.
A contractor proposing encapsulation while water still pools down there has the sequence backwards. It is a fair question to ask directly.
