What each one actually is
A slab-on-grade foundation is a single reinforced concrete pour, typically 4 – 6 inches thick with thickened edges or a perimeter beam, sitting directly on prepared soil. Plumbing supply and drain lines run through the fill beneath it and come up through sleeves. Your finished floor sits a few inches above the ground outside.
A pier and beam foundation carries the house on a grid of piers — concrete blocks, poured pads or driven piles — with wooden or steel beams spanning between them and floor joists on top. The living space sits 18 inches to several feet above the soil, and that gap is the crawl space. Plumbing and often ductwork hang in the open below the floor.
Both systems work. Both are built by the million across the US. The difference a homeowner feels arrives years after construction, when something moves: on pier and beam, the structure and the plumbing are things you can reach, and on a slab they are inside concrete. That single fact drives most of what follows.

There is deliberately no winner marked in that table. Slabs are cheaper to build, give you no crawl space to maintain, and suit stable soil and warm climates well. Pier and beam costs more upfront and pays it back in accessibility. Which one is better depends on your soil, your lot and your climate — and if you already own the house, that decision was made for you decades ago, so the useful question is how to work with what you have.
Why the repair bills diverge so far
Take the same failure — one corner of the house has dropped an inch — and price it on each system.
On pier and beam, a crew goes into the crawl space, jacks the beam at the affected piers and adds shims, or replaces a pier that has cracked or sunk. Each point costs $150 – $400. A whole-house releveling runs $3,500 – $9,000, and a typical repair job with some beam or joist replacement lands at $4,000 – $12,000. The work is unglamorous and the access is uncomfortable, but nothing has to be excavated or drilled.
On a slab, that same corner needs the footing lifted and held, which means underpinning: pits dug around the perimeter, brackets fastened under the footing, and piers driven or screwed to load-bearing soil at $1,250 – $3,100 each. A settled corner takes 4 – 6 of them, so $5,000 – $14,000; one full side takes 8 – 12, so $10,000 – $30,000.
The plumbing gap runs the same way. A leaking drain line under a pier and beam house is visible from the crawl space and repaired like any other plumbing. Under a slab, finding it means pressure testing and often a camera, and reaching it means either tunneling from outside or cutting the floor and the finish above it.
Where a slab holds an advantage: many slab problems are smaller than they look. Thin meandering cracks in a slab are usually shrinkage, and the slab bears on the ground rather than carrying the house, so those cost nothing to live with. A sunken interior section with a void beneath it is lifted for $700 – $2,100 through coin-sized holes. Slab does not automatically mean underpinning.

Soil, climate and lot decide it at build time
Expansive clay — the belt running through Texas, Oklahoma and much of the south-central US — swells when wet and shrinks when dry, cycling several inches vertically over a season. A slab responds to that as a single rigid plate, so differential movement across it shows up as cracked interior walls. Pier and beam handles it by giving each pier its own path down and letting you shim what shifts. That is why the two systems coexist in the same metro areas, often on the same street, split by build era.
Sloping lots favor pier and beam, because pier heights simply vary with the grade instead of requiring stepped footings or imported fill. Flood-prone ground favors it too: the floor sits above grade by default.
Cold climates push in the opposite direction. Footings must reach below the frost line anyway, so a basement or a frost-protected slab is already most of the way there, and an open crawl space in a cold, wet region needs encapsulation to stay dry. Warm, dry, stable soil is where a slab is genuinely the efficient answer.
If you are buying a house
Check condition rather than type. On pier and beam, get into the crawl space or send someone with a flashlight: look for standing water, rotted beam ends, crumbling pier blocks, gaps between beam and pier cap, and sagging between supports. Bouncy floors upstairs usually have a visible cause down there.
On a slab, walk the perimeter for cracks wider than a quarter inch and separation at brick veneer, check doors in every room, and roll a marble on suspect floors. Ask for plumbing records; a slab leak that was repaired is a normal event, and one that was ignored is the cause of the settlement you are inspecting.
On either type, an independent structural engineer at $450 – $600 is the right spend before a five-figure negotiation. Documented condition moves a price far more than the foundation type does — in clay markets, buyers frequently prefer pier and beam for its repairability, and in slab-dominant markets a slab is simply the norm and carries no penalty.
Converting from one to the other
People ask about replacing a troublesome slab with pier and beam. It is technically possible: lift the house, demolish the slab, build a new foundation system beneath it, and set the house back down. It runs $100,000+, and almost every slab problem is repairable for a small fraction of that.
Going the other direction — filling in a crawl space to create a slab — is likewise possible and likewise rarely worth it. Where a pier and beam house has settled, shimming at $150 – $400 per point is the proportionate answer. The economics here are lopsided enough that conversion belongs in the category of things to know about rather than things to price.
