Where the numbers come from
Our cost figures are compiled from published contractor pricing datasets, industry rate sheets and cost surveys covering the US residential market, cross-checked across multiple independent sources. Where sources disagree materially, we widen the range rather than pick a favorite.
Every table carries a source strip naming its basis, its data year and its last review date. If a table lacks one, that's a defect — tell us and we'll fix it.
How figures are normalized
- Installed cost including labor. Unless a row explicitly says "unit only" or "materials," every figure is what a contractor charges to do the work, not what the part costs.
- Consistent units. Piers are priced per pier, drainage per linear foot, encapsulation per square foot and per project. Comparing across units is where most published cost content goes wrong.
- Excluded unless stated: concrete and landscaping restoration, interior finish repair, and mold remediation. These vary enormously and are frequently the difference between two bids.
- Included where the row says so: whole-job tables fold in the structural engineer's report and the permit, because a bid that excludes them isn't comparable to one that doesn't.
Why we publish ranges, not averages
A single number is easier to quote and less true. Foundation repair pricing legitimately varies by a factor of two or more on identical-sounding work, driven by soil, access, pier depth and local labor markets.
So we publish the band that real invoices fall into — typically the middle 60%, with the tails excluded because they describe unusual situations rather than the market. Where a range is unusually wide, we say why in the row's "what drives it" column. Usually the answer is that scope depends on an engineer's findings rather than on anything visible from outside.
In the cost calculator, results are rounded to $50 below $10,000 and to $100 above it. Presenting a five-figure estimate to the dollar would imply a precision the underlying data doesn't have.
Regional adjustment
Published figures are US national unless a page says otherwise. The calculator applies regional multipliers reflecting observed labor-cost and market variation:

These are regional averages and metro markets within a region routinely run 15–25% above their regional figure. A ZIP-level adjustment would look more precise without being more accurate.
How the calculator builds an estimate
The cost calculator multiplies four factors:
- Unit price for the chosen repair method — the same figures published in our tables, nothing hidden.
- Unit count, derived from home size. Larger homes need more piers, straps or linear feet.
- Severity factor, which scales the unit count and biases where in the price band the job lands. Minor jobs sit low in the range, severe jobs high — but the band never collapses to a point, because honest estimates have width.
- Regional multiplier from the table above.
Structural jobs then add the two line items most often missing from a headline number: the structural engineer's report ($450 – $600) and the permit ($75 – $400). They're shown separately so you can check whether a contractor's bid includes them.
Technical review
Marcus Oyelaran, PE, licensed structural engineer (license MO #2019-041), reviews structural claims and cost data before publication and at each scheduled update. Review confirms that repair methods are correctly described, that severity thresholds match standard assessment practice, and that cost ranges are plausible for the work described.
Where our data is weakest
Stated plainly, because a methodology page that only lists strengths isn't one:
- Regional granularity. Seven regions is coarse. A rural county and its nearest metro can differ more than two regions do.
- Rare repairs. Full perimeter underpinning and wall rebuilds happen infrequently enough that our sample is thinner, so those ranges are wider and less certain.
- Restoration costs. Concrete, landscaping and interior finish repair vary so widely that we exclude rather than estimate them. This means whole-job totals can understate what you finally pay.
- Market timing. Material and labor costs move faster than an annual review cycle. Figures late in a review year may lag the market.
