What a structural engineer actually does in a foundation repair
A licensed professional engineer (PE) is the only participant in the foundation repair process who is paid the same regardless of what happens next. The contractor earns on the repair. The lead site earns on the referral — this one included, and it says so on every page. The engineer earns $450 – $600 for an opinion, and that fee structure is the entire value: it is the one assessment in the chain with no reason to find more work than the foundation needs.
The deliverable is a diagnosis, not a sales document. The engineer maps the cracks, surveys floor elevations, assesses cause, and renders the verdict the homeowner actually needs: is this movement active or historic? Those two words decide everything downstream, because stable historic settlement needs monitoring at zero dollars, while active movement needs a scoped repair — and the report defines that scope in piers, straps and feet, which is what turns three contractor bids into three prices for the same job.

The arithmetic that matters sits in the third stat above. Structural piering commonly quotes at $10,000 – $30,000 for one side of a house, and pier count — the variable an engineer sets by calculation — moves bids by $8,000 on its own. Against that, $450 – $600 is between 2% and 5% of the decision it protects. There is no other point in the process where so little money changes so much of the outcome.
When you need one — and when you don't
- Any repair quoted above ~$5,000. The threshold this site uses everywhere, and the point where the report starts paying for itself in scope discipline alone.
- Horizontal cracks, stair-step cracks with displacement, or a bowing wall. These are structural signatures, and method choice depends on measurements a salesperson has no duty to get right.
- Before buying a house with visible foundation symptoms. The same report doubles as negotiating leverage priced in thousands.
- When two contractor bids disagree about what the job is. Not the price — the job. One says four piers, the other says twelve: that is an engineering question wearing a sales costume.
- When a permit requires stamped drawings. Most permitted structural repairs do, and the contractor's engineer works for the contractor.
And the honest other half: a stable hairline crack, a damp corner after heavy rain, or normal settling cracks in a young house do not need an engineer. None of this makes contractors villains — the good ones welcome an engineer's scope because it protects them from underbidding competitors who spec'd a thinner job. Reading the report you paid for
A competent residential foundation report contains four things, and each has a job:
- Observations — crack locations, widths and directions; floor elevation readings; moisture conditions. This is the baseline every future measurement compares against, which is why the report keeps value even when the verdict is "do nothing."
- Cause assessment — settlement, lateral soil pressure, drainage, or a plumbing leak washing out fill. The cause decides whether fixing the foundation without fixing the water is buying the same repair twice.
- The verdict — active or historic. Ask for it in exactly those words if the report hedges.

Finding an engineer who is actually independent
The search term is "residential structural engineer" plus your state, and the directory that matters is your state's PE licensing board, where every licensed engineer is verifiable by name. Firms that only inspect and design — and say so — are the clean choice. Then one question does the vetting: "Do you or your firm perform or sell repair work?" The answer you want is no. An engineer recommended by the contractor whose bid they would be judging fails the test by construction, however good their work is.
Expect scheduling one to three weeks out in busy seasons — worth planning around, and a useful contrast with free inspections available tomorrow. Urgency is a sales tool; foundations move on soil time, and almost nothing about them changes in two weeks.
