How foundation repair works

From first inspection to final backfill, a structural foundation repair runs through seven stages over three to seven days. Knowing the sequence tells you which questions to ask, which stages a suspiciously cheap bid has quietly dropped, and what should be in writing before anyone digs.

The sequence, before anyone quotes you

A structural foundation repair runs through the same stages almost everywhere in the US: observe, diagnose, engineer, permit, excavate, install, transfer load, backfill, restore. The physical work occupies 3 – 7 days. The paperwork ahead of it adds 1 – 3 weeks, and that is the part people leave out of their plans.

Knowing the sequence has a practical use beyond curiosity. Bids differ largely by which stages they include, and a quote that undercuts the others by several thousand dollars has usually dropped a stage — the engineering, the permit, or the restoration — rather than found a cheaper way to install a pier. Reading a bid against this list tells you which.

Diagnosis comes before pricing

The first stage costs nothing and belongs to you. Mark the ends of every crack with a pencil and write the date beside them. Measure the widest point. Photograph sloping floors with a level in the frame. Note which doors stick and in which rooms. Then wait through a wet season and a dry one and repeat the measurements.

That exercise separates two situations that look identical on a Saturday afternoon. A foundation that settled and stopped leaves permanent cracks and a permanently uneven floor, and it needs cosmetic repair at $1,000 – $5,000 rather than underpinning. A foundation still moving produces measurements that change, and it needs structural work. Nothing else you can do for free narrows the bill by as much.

When the measurements do change, or the symptoms cluster — doors sticking in several rooms, cracks reopening after patching, a floor sloping enough to roll a marble — the next call is an independent structural engineer at $450 – $600, ahead of any contractor. Their inspection produces a written scope: what is failing, why, how many piers, where, and to what depth or capacity. Contractor inspections are free because they are sales visits; many are competent, and all of them are done by people whose income depends on the answer.

Engineering and the permit

The engineer's report is what turns three quotes into a comparison. Handed the same scope, three contractors price the same defined job, and the differences that remain are labor rate, warranty and restoration — all things you can actually weigh. Without it, each contractor writes their own scope, and the cheapest bid is often simply the smallest one.

Underpinning is structural work, so most municipalities require a permit: $75 – $400, typically issued in 3 – 15 days. Some contractors fold it into the bid, some leave it to you, and the answer should be explicit in writing. Permitted work also leaves a record, which matters at resale — a buyer's inspector who finds evidence of unpermitted structural work will raise it, and you will negotiate against it.

Time to budget for this phase: 1 – 3 weeks from booking the engineer to breaking ground, sometimes longer in a busy season.

What happens on site

Access. For exterior piering the crew digs a pit at each pier location along the affected footing, roughly 3 – 4 feet deep and wide enough to work under the footing edge. Landscaping in that strip comes out. Where the failure sits under an interior load-bearing wall, flooring is lifted and the slab is cut instead.

Bracket and pier. A steel bracket is fastened to the underside of the footing. Then either a hydraulic ram drives a push pier down against the weight of the house, or a torque motor screws a helical pier in until the reading matches the design load. Each pier finishes at its own depth, because each one stops when the soil says so.

Load transfer. With all piers in place, the crew transfers the building load onto them, frequently working several jacks at once so the footing rises evenly. This is where a decision made weeks earlier shows up: stabilize at the current elevation, or lift toward the original one. Most jobs aim for maximum practical lift and stop when the structure resists, because forcing full recovery can crack finishes elsewhere. Agree the intent in the contract rather than on the day.

Backfill and restoration. Pits are filled and compacted. Whether sod, plantings and cut concrete are restored, and to what standard, is a scope item that varies enormously between bids and explains a real part of the price spread.

Cosmetic repair. Drywall, trim and paint typically follow a few weeks later, once everything has settled into its new position. Most underpinning contractors exclude this, and a drywall trade does it for $1,000 – $5,000.

Lighter repairs collapse most of this. Crack injection is a few hours with no permit and no engineering. Slab jacking runs hours to a day. Carbon fiber straps are a single day. The long version above applies specifically to underpinning, which is where the money and the disruption live.

Living through it

Homeowners rarely need to move out. Exterior piering happens outside the walls, and while the equipment is loud during working hours, the house stays habitable, the water stays on and the kitchen keeps working. Interior slab work is dustier and confined to the affected rooms; sealing off that area and staying elsewhere in the house is normally enough.

Expect the yard along the excavation line to look rough for a season. Expect a few new hairline cracks in drywall after a lift, which is a sign the structure moved as intended. Expect doors to need adjustment.

One thing to schedule alongside the repair: fixing whatever moved the soil. Piers hold the sections they support permanently, and the drainage problem, plumbing leak or expansive clay that caused the settlement keeps acting on everything else. Regrading and extending downspouts runs $100 – $600 and protects a five-figure investment, which makes it the highest-return line item in the whole project.
