What house leveling costs
Leveling a pier and beam house costs $3,500 – $12,000. Leveling a slab home costs $10,000 – $30,000. The gap is not a market quirk — it is the physical difference between adding shims on top of a pier you can reach with your hands and driving steel piers into the ground to lift concrete that weighs as much as the house sitting on it.
Within each of those, one number sets the bill: how much of the house has to move. Correcting a single settled corner is a fraction of correcting a full perimeter, and most houses need far less than the full footprint. A pier and beam corner can be $400 – $1,600 of shimming; a slab corner is $5,000 – $14,000 because it takes four to six piers.
Before pricing any of it, establish how far out of level you actually are and whether the number is still moving. That check costs a four-foot level and an afternoon, and it is the step that most often ends the project without a contractor.

Regional labor changes these figures meaningfully. West Coast markets price about 22% above the national figure and the Northeast about 18% above, while the Midwest runs roughly 8% below and the Southeast about 5% below. Texas and Oklahoma sit close to national despite heavy clay, because the volume of piering work there keeps per-pier pricing competitive.

A contractor’s method is usually the method they own equipment for. That is normal, and it is also the reason an independent engineer is worth $450 – $600 on a job of this size: the report names the elevations that need correcting and leaves the method open, so three companies can bid their own approach against the same target.
How far out of level is too far?
A widely used industry threshold is 1 inch of deflection over 20 feet, or roughly 1 – 2% slope. Below that, most engineers treat a house as within tolerance. Above it, the conversation begins — though it still does not automatically end in a repair.
The more useful question is whether the number is changing. A house that settled during its first three years and has held still for the four decades since is a finished event; the floors are sloped and they will stay sloped. A house moving a measurable amount each season has an active cause — drainage, expansive clay, a leaking supply line, erosion — and lifting it without addressing that cause simply buys time.
To measure your own: set a four-foot level on the floor in several rooms and note which way the bubble runs, or roll a marble and watch the direction. Mark a reference point on a door jamb with the date. Photograph everything. Repeat in six months. Two matching readings across a wet and a dry season are strong evidence that nothing is moving now.
When leveling is money you should keep
Leveling gets sold on how a floor feels, and feelings are not measurements. Several common situations call for no structural spending at all.
- Old house, stable slope. Homes built before 1960 are frequently out of level and have been for generations. Stability matters more than the absolute number.
- Cosmetic cracks that stay put. Drywall cracks that hold still through a full season are done. Patching costs a weekend and a tub of compound.
- A slope you noticed only after someone pointed it out. If daily life in the house is unaffected and the measurements are steady, the case for spending $10,000+ is thin.
- Drainage you have never corrected. Downspout extensions and regrading run $100 – $600. On clay soils, evening out the moisture around the perimeter is a real intervention, not a delaying tactic.
Leveling is also rarely an all-or-nothing purchase. Partial leveling of the affected corner costs a fraction of the full footprint and is often what the engineer specifies once someone actually shoots elevations.
Comparing leveling quotes
Get the engineer’s report first, then three bids against it. Line up four items: how many piers or shim points and where, what the target elevation is, whether cosmetic restoration is included, and what the warranty covers and whether it transfers to a buyer. Ask each contractor to price the same count — otherwise you are comparing different jobs and calling it a price difference.
Two questions worth asking out loud. First: how much lift are you attempting? Most experienced crews stabilize and lift partially rather than chasing perfectly flat, because aggressive lifting cracks plaster, tile and plumbing elsewhere in the house. Second: what happens if the house keeps moving? A transferable lifetime warranty on piers is standard, and the terms of the adjustment clause tell you a great deal about the company.
Expect the work itself to take 1 – 3 days on pier and beam and 3 – 7 days on a slab. You can normally stay in the house throughout, though slab work is loud and involves excavation around the perimeter.
