What a foundation crack actually tells you
A crack is a record of tension that already happened. Concrete has enormous compressive strength and very little tensile strength, so whenever something stretches it — curing shrinkage, a footing settling a fraction of an inch, soil pressing on one face — it relieves that stretch by opening a line. The line itself is the evidence. Your job is to read what produced it.
That reading turns on four properties, and every one of them is free to check: direction, width, pattern, and change over time. The first three you can establish in five minutes. The fourth is the one that decides most cases, and it is the only one that asks you to wait.
Most foundation cracks in US homes are curing shrinkage, and shrinkage cracks are cosmetic. Concrete loses roughly 1/16 inch of length per 10 feet as it cures, and a poured wall relieves that somewhere. Finding two or three fine vertical lines in a basement wall is ordinary. What separates the ordinary from the structural is whether the mechanism that opened the crack is still working on your house today.

Two entries in that table override everything else. When the correct answer is to spend nothing
A dry hairline vertical crack that is holding still needs a pencil mark and a date. That is the entire intervention. It is also the right call far more often than the internet suggests, because the people writing about foundation cracks are usually selling foundation repair.
Monitoring costs nothing and produces better evidence than any single visit, free or paid, because it measures change rather than a moment. Do it this way:
- Draw a short pencil line across each end of the crack and write today's date beside it.
- Measure the widest point. A feeler gauge is precise; a credit card edge is roughly 1/16 inch. Write the number down.
- Photograph the crack with a ruler or a coin in the frame for scale.
- Come back in three months, then again after a full wet-and-dry season.
A crack that has held its position through the wettest and the driest months your climate produces is dormant, and a dormant crack is a maintenance item. Water and radon: the cracks worth sealing anyway
A vertical crack can be structurally uninteresting and still worth sealing, because it is a path. Water traveling through it wets the wall, feeds mold in framing and finishes, and over years corrodes reinforcement. Soil gas travels the same route, and radon is the reason plenty of otherwise cosmetic cracks get injected.
Sealing in that situation is moisture management, and it helps to be clear about that when a quote arrives describing it as stabilization. Polyurethane injection at $350 – $900 per crack fills the void and stays flexible enough to survive ordinary seasonal movement. Before any of that, walk the outside. Gutters discharging at the wall, a downspout ending two feet from the house, or soil graded back toward the foundation account for a large share of wet basement walls, and correcting them runs $100 – $600. What moves a crack from watch to engineer
Escalate when any one of these is true:
- The crack runs horizontally, or steps through block or brick mortar joints.
- It exceeds 1/4 inch, or the two faces sit at different depths.
- It has widened measurably against your own dated mark inside three months.
- It arrives with company — doors sticking in more than one room, floors sloping, gaps opening where wall meets ceiling. That cluster is covered in signs of foundation problems.
Call an independent structural engineer, at $450 – $600 for a residential visit and written report. The reason to prefer that over a free inspection is structural rather than moral: the engineer's entire product is the assessment, so the report is the same whether your crack turns out to need $0 or $30,000 of work. Their document then becomes the scope that three contractors bid against, which is the only arrangement under which quotes are actually comparable. If the report does call for structural work, price it from the diagnosis rather than the crack. Settlement is corrected with piers; bowing is corrected with straps or anchors; the two solve different problems and cost different money.
