Foundation problems vs normal settling

One word separates the two: progression. Normal settling happens, stabilizes and stops — usually within three years of construction. A foundation problem keeps responding to whatever is driving it. Everything else people use to tell them apart is less reliable than simply measuring twice, six months apart.

Every house settles. Soil compresses under the weight placed on it, the structure finds its level, and small cracks appear while that happens. The question worth answering is whether the movement that produced your crack has finished.

Normal settling has an end. It runs while the soil beneath the footings consolidates, then it stops, and the marks it left behind stay exactly where they are. A foundation problem has a driver that is still operating — water washing soil out, clay cycling harder each year, a footing bearing on fill that keeps compressing — so it keeps producing new evidence.

This matters because almost every field cue people rely on works for both. Cracked drywall appears in both. A sticking door appears in both. A hairline foundation crack appears in both. Contractors and homeowners alike try to read severity from a snapshot, and the snapshot genuinely cannot distinguish them. Two dated measurements can. That is the method, and it costs nothing.

What normal settling looks like on a calendar

Most measurable settlement happens in the first two to three years after construction, as the soil under new footings consolidates under sustained load. The curve is steep at first and flattens quickly. A four-year-old house showing hairline drywall cracks over its door frames and a fine vertical line in the basement wall is showing the ordinary result of that curve.

Seasonal movement runs on a different clock and continues indefinitely in clay soils. Clay swells as it takes on winter and spring moisture and shrinks through a dry summer, lifting and lowering the perimeter of the house a little each year. The key property is that it is cyclical rather than cumulative — it returns to where it started. This is why a single measurement taken in February and compared against one taken in August can point to movement that is simply the annual cycle. Compare the same month year over year, or compare across a full wet-and-dry season and read the trend rather than either endpoint.

Older homes settle too, just slowly. A century-old house on well-drained soil may have moved half an inch since the 1920s and shows it in doorways that were planed once, decades ago, and have needed nothing since. Age itself tells you very little; the trend line tells you everything.

Read down the verdict column and notice what separates the rows: every "problem" entry contains a word about time — reopening, worsening, restarting. That is the signal. The six-month measurement

This is the part worth doing before spending anything, because it produces the evidence that a paid inspection cannot: change over time.

  1. Cracks. Draw a pencil line across each end, write the date beside it, measure the widest point and write that down too. Photograph with a coin or ruler in frame.
  2. Doors. Note which ones bind and where. Mark the gap at the top corner with a pencil tick on the jamb.
  3. Floors. Set a level on the floor at the same three spots each time, photograph the bubble, and note the direction of slope. A marble rolling the same way in several rooms points to one low area.
  4. Wall-to-ceiling gaps. Measure at the widest point with a tape in the photo.
  5. Come back in six months — ideally spanning the wettest and driest parts of your year — and repeat every measurement on the same marks.

Identical numbers mean the movement has finished. That is a genuine result, and it means your correct spend on structural work is $0. When movement restarts after years of quiet

Settling itself resolves. When a house that stood still for a decade starts moving again, something changed around it, and finding that cause matters more than pricing the repair — because repairing the symptom while the cause continues means repairing it again.

  • A plumbing leak. A supply or drain line under the slab washing soil out from under a footing. This is a common cause of a single settled area and is often the cheapest to fix once identified.
  • Drainage that changed. A new driveway, a regraded neighboring yard, a gutter that has been overflowing for two years, a downspout extension someone removed.
  • A tree removed or planted. A mature tree removed lets clay soil rehydrate and swell for years afterward; a young one planted close draws moisture out and shrinks it.
  • Excavation next door. A neighbor's addition, pool or utility trench that removed lateral support or altered how water moves through the soil.
  • An unusually severe drought or wet cycle. Clay pushed past its usual range can leave the house at a new level rather than returning.

An engineer's report at $450 – $600 generally identifies which of these is at work, and that identification is the part a free inspection is structurally unable to sell you.
